Master Plan Update - August 11, 2019
Conducted a presentation for the Bishop and the Diocesan Facilities Manager to update them on the progress of our project covering recent milestones, site plans, renderings, and budget estimates.  Although well received there was significant discussion centered on recent cost estimates and our ability to service a loan.  The Design Team continues their work on the development of construction documents in addition to alternatives to site development & materials to reduce cost.
Civil engineering figured out a way to limit the required grading for the additional parking spaces that does not require a grading permit in order to address the first condition from DPP.  Add 8 parking spaces; re-stripe the parking lot to show 108 spaces along with a circulation plan.  The work is currently out to bid.
There are always challenges with any project and we faced our first during the month.  There was a write-off of $176,860 in pledges against our capital campaign consisting of 66 pledges made at the start of our campaign where the donor never made a single payment.  After numerous reminder notices it was decided that the probability of securing redemption of those pledges was highly unlikely.   With write-offs at slightly over 10% of pledges and the potential that there may be more prior to the end of our campaign project cash flow could negatively impact construction timing.
With the Development Cash Flow (Construction) & Operating Cash Flow (Debt Service) analyses in hand we met with the Diocesan Finance Officer.  The bottom line is that we must value engineer the project in an effort to reduce construction & site development cost.  At this point the Design Team is working toward that end and we are hopeful that they will succeed in that effort.
