Master Plan Update - December 9, 2018
 
The good news is that the CUP application has been approved albeit with many conditions.  Some of the conditions are more related to pre-construction permitting & construction activities while a few will be more immediate.  The design team is reviewing the comments made by DPP and will recommend next steps.  At a very high level some major conditions impacting the project:
=> Implement quiet hours from 10:00 pm-6:00 am daily.
=> Trash storage area & HECO transformer must be screened by a 6’ wall or hedge.
=> 5’ planter strip buffer of adjoining residential properties.
=> Shielded external lighting fixtures to prevent light pollution.
=> Revised site plans to address landscape buffers, parking lot 3’ overhang into landscaped areas, concurrent use of school drop-off spaces/loading zone, and existing use 108-parking space requirement.
=> 24-space bicycle parking racks located to service both church and school.
=> Sewer connection application.
=> Construction Management Plan/Traffic Management Plan (CMP & TMP).
=> Frontage improvements (must provide sidewalks).
=> In the event that archaeological artifacts are found during construction activities must cease and the State Historical Preservation Division (SHPD) must be consulted.
